Who buys
Independent camp and RV park owners, hospitality operators, and landowners near projects.
The housing problem
- Financing a camp before tenants sign.
- Zoning, utilities, and density rules.
- Occupancy risk after the anchor project ends.
Elmdale RV Park near the Frontier data center advertises 2,300 monthly sites at $675 with utilities included (elmdalervpark.com, checked Oct 2026), and a nearby cottage park listed 399 sq ft one-bedroom units at $1,850 a month (West Texas Tribune). That gap between renting a pad and renting a furnished private room is what crew units capture.
A 16×76 5-bed crew unit puts five rentable rooms, each with a bath, on one pad. Sleepers do the same without kitchens for camps that cater. Read how much man camps make, how to start one, and man camp vs. RV park.
Typical unit mix
- Phase 1: 10 five-bed crew units (50 beds) on existing RV pads
- Phase 2: add sleepers plus a dining building as contracts sign
- Leads and supervisors: 2–4 suite units

Timeline
Units are rarely the bottleneck. Utilities, roads, and permits are.
Rules and compliance
Check city or county RV park ordinances (density, parking, fire lanes) and TCEQ or county wastewater rules. Housing employees may also bring TDHCA or other licensing questions; ask counsel.

Common questions
Do you sell crew units to camp operators?
Yes. We sell factory-direct to operators and landowners and quote by unit count and phase.
What rents best in a workforce camp?
Private rooms with private baths. Crews and their employers pay more for their own door and shower.
Can I put crew units on RV pads?
Often, if the pad, utilities, and local rules allow it. Crew units need water, sewer, and power sized for 4–7 rooms, which is more than a single RV.
