How to start a man camp or workforce RV park
Reviewed 2026-10-19 by the Workforce Housing Direct team
Start with demand you can prove (a project within 20–30 minutes and contractors who need beds), then secure land with water, wastewater, and power options, confirm zoning and county rules, phase in units, and sign bed or site contracts before building the full camp. Units are rarely the bottleneck; utilities and permits are.
Steps
- Confirm demand: talk to the GC and subs, not just the news
- Land: access road, utility options, distance to the gate
- Zoning and permits: city/county ordinances, OSSF or sewer, fire
- Site plan: density, parking, lanes, support buildings
- Units: phase 1 sized to signed demand
- Operations: management, housekeeping, security
- Exit plan: resale, redeploy, or permanent conversion
See units for operators.
